A foot soldier of the real estate business is one who shows houses and does most of the other nitty-gritty tasks associated with selling real estate. An agent must have a state license and be supervised by a real estate broker. Most agents are completely dependent upon commissions from sellers for their income, so it pays to find out which side the agent represents (buyer, seller or both) before you place too much trust in the agent's opinion.

A good real estate agent is invaluable. He/she will take care of a lot of the leg work leading you to the best properties for you. They will run market analysis to ensure values and will orchestrate contracts and negotiations.

These professionals are referred to as "Bird Dogs" who may or not be real estate agents. Their general purpose is to find real estate deals such as distressed props, handy man specials, fixer uppers, etc… and broker these deals that have existing equity to real estate investors.
A2Z's Views On Property Locators:
These are also invaluable to the investor. They will perform a lot of the leg work in locating properties that are valuable to the buyer. A good locator has the ability to project the cost of the estimated repairs and give you a total breakdown of estimated profit margins.
Buyers beware! Although property locators are invaluable you must make sure they are truly above board and not Scam Artists. It is important to perform your own due diligence when attempting to purchase these properties.

A2Z provides its own list of current commercial and residential properties for sale, rent, and lease purchase. From our site you can view the full list of properties as well as submit your property into the A2Z database.
A2Z Auction:
A2Z presents an innovative method of locating, purchasing, and selling real estate via its real estate auction. Real Estate Publications/ Newspaper classifieds:
These publications provide a list of properties currently for sale to the public. Some specialize in FSBO properties, while other publications are real estate agent specific. The advantage with the FSBO publications is that they are geared toward non-commissioned sales.
Internet
The Internet has a vast array of information on all subjects' not just real estate. Be aware of the sources and always consult your real estate professional.
Word of Mouth/ Drive By Surveys
Remain cognizant of your environment. It is important to frequently study the neighborhoods in which you are interested. The advantage of this practice is that it allows you to stay abreast of any new property listings that may fit your criteria.
A2Z highly recommends that the investor/buyer study the neighborhoods in which you are interested. There may be enough deals in your own neighborhood if you take the time to research.
